Seller will pay
2016 Real Estate Taxes due before closing and convey title to Buyer via
Warranty Deed. Buyer is responsible for having said Warranty Deed recorded with
Fulton County and paying all recording fees, transfer taxes, and all other
Buyer related settlement expenses. Real Estate Taxes will not be prorated.
Buyer is responsible for paying Real Estate Taxes for 2017 (payable in 2018) and
all subsequent years. No Title Insurance will be provided by Seller. This
transaction is not subject to Buyer receiving financing or any other Buyer
stipulations. Buyer is responsible for performing their due diligence before
bidding.
Buyer shall pay
a $35 down-payment via PayPal immediately at close of auction, as a show of
good faith to complete the transaction. Once payment is received, Seller will
send completed Offer to Purchase document to Buyer for review and signature. Within
5 days of receipt of said document, the Buyer shall Express Mail the signed
Offer to Purchase to Seller along with an additional down-payment in the form
of a Bank Cashier’s Check in the amount of 10% of the winning bid. Seller will
review, sign and return a copy of Offer to Purchase and other required closing documents
to Buyer within 15 days of receipt of signed Offer to Purchase. Balance of
payment due at closing. Closing details will be negotiated between the parties and
shall be on or before 30 days of close of auction.
