We are selling our UDI  (Undivided Interest) in a 2BR/1BA cottage at Christmas Mountain Village in  the Wisconsin Dells.  This is a unique type of ownership (other  timeshare systems have what they call UDIs, but they are not at  all like those at Christmas Mountain) which allows an  owner to have 4  weeks booked at  any time, and to  book as many as 10 in a single  year.  These are great when combined with exchange companies such as RCI or Interval International.

The Resort

Christmas Mountain Village offers 27 holes of championship golf, 5 outdoor pools, and indoor pool, tennis court, basketball court, outdoor grills, miniature golf, fishing, canoeing, and kayaking in the summer, and downhill skiing in the winter.  All the attractions of the Wisconsin Dells are just minutes away.

What's So Special About a UDI?

The UDIs at Christmas Mountain have a special feature.  It is what Bluegreen (the chain that CMV belongs to) calls a UDI, or Undivided Interest (side note: Fairfield and some other programs also call their offerings UDI, but it's not the same as this).  The key to a UDI contract at CMV is that (1) you get to allocate 3 weeks per year, 1 red and 2 white, and then (2) you get to schedule a "bonus week" within 45 days.  That week may be red or white.  As soon as the first reserved week comes, you can reserve another of the same type  So, you can have 4 reservations outstanding on the contract at any time.  The only fee associated with these additional weeks is a housekeeping fee.  Dedicated owners can book 10 weeks in a single year.

A Bluegreen UDI allows the owner to have 4 weeks booked at any time: 1 red week, 2 white or blue weeks, and 1 week with the reservation made within 45 days of the checkin date.

Suppose on January 1st I start making reservations, working from a clean slate.  I can make a 2 white reservations in May, a red reservation for the week that includes prime vacation time in July, and a 45-day reservation in early February (which happens to be a red week at CMV).

I can rent the July week to defray my maintenance fees.  I can deposit the two white weeks into RCI or II (or use any of several other exchange companies).  I can either deposit the 45-day red Feb week into a company or try to rent it.  Once the 2nd week of February rolls around, and that reservation starts, I can make another reservation within 45 days.  Once I get to May, I can book two more white weeks (say, in September), and deposit those in an exchange company.  In September, I can book 2 white weeks in January and deposit those.  When the July week rolls around, I can book the Christmas or New Years weeks and rent that.  Meanwhile, I can also be making 45-day reservations, including at least 1 summer red week in June or August (realistically, July will be gone by the time the 45-day window hits).

That means I can get up to 4 red weeks (February, July, June or August, and Christmas or New Years), and 6 white weeks (January x2, May x2, and September x2) out of one ownership, and that's without fully exploiting the 45-day feature of the UDI.

Why am Selling?

To be frank, we own too many timeshares.  We have 5 different ownerships, and managing them all to do rentals and provide our own vacationing takes more time than I have available.  We now own one particular timeshare that we like to visit for snorkeling, and so we're not getting as much use out of the UDI as we used to. It's time to let someone else enjoy this amazing opportunity.

Other Details

Buyer to pay closing costs.  I will work with the buyer to file deed transfer papers with Sauk county so as to minimize costs. Buyer must pay (or reimburse seller for) 2018 maintenance fees, depending on closing date.
